Le Centaure is a new four star leaseback development in Flaine complete with luxury  facilities such as a smart reception area, swimming pool, gym, hammam, saunas and the much acclaimed well being spa & beauty centre.

The site was chosen due to its fantastic central position in Flaine, located in the "forum" area "Le Centaure" is close to all the amenities and activities that this famous resort has to offer. Another extremely attractive aspect of this site is its ski-in/ski-out position, it will be possible to literally ski back to the door. The cable car taking you rapidly to the top of the resort is only 50 yards from the site.

The building will comprise 68 apartments in total with the majority being duplex apartments; the single storey apartments will be located at the extremities of the building. Leaseback scheme information - Leaseback purchase options

1/ Lease with rental income and 6, 7 or 8 weeks of personal use
- The price of the apartment is payable excluding VAT (currently 19.6%).
- The owner is guaranteed an annual rental income according to the size of the property and the resort.
- The owner retains the weeks of personal use per year during the course of the 11 year lease.

2/ "Lease with 30% price reduction and 10 weeks of personal use
- The purchase price is reduced by 30%. The discount consists of the non-payment of VAT (19.6 per cent) and a one-off lump sum equivalent to rental income paid in advance.
- There is no rental income for this option, as there has been a discount on the purchase price.
- The owner retains 10 weeks of personal use each year during the course of the 11 year lease (3 weeks winter season: 1 high, 1 medium, 1 low; 3 weeks summer season: 2 medium, 1 high + 4 weeks in May-June-September or October)

MORE WEEKS FOR 2010…From the winter season 2009-2010, owners will be able to get even more occupation out of their weeks, as they will be able to exchange as follows:
1 high week for 2 medium weeks
1 high week for 3 low weeks
1 medium week for 2 low weeks
Therefore under leaseback option No 2 for instance, the owner can enjoy up to 12 weeks in season + 4 weeks out of season, therefore up to 16 weeks in the mountains every year!

The owner can also buy additional weeks on top of that with a 20% discount off the public rate.
High, Medium and Low Season weeks are determined every year by the Management Company, depending on French and European holidays.
*Off season weeks are in May-June-Sept-October. During this time, the facilities and the reception are closed; you only have access to your apartment.
Under the leaseback options, owners can sell at any time and, at the end of the 11-year term, can choose to enter into a new lease agreement on mutually agreed terms or opt out of the scheme and retain full use of the property. In addition, the apartment can be occupied for up to four weeks without charge during the off season periods in spring and autumn (in some of the developments).

Maintenance:
This is a hassle free investment for the owner as the maintenance of his property is entirely taken care of by the management company throughout the lease period.
The leaseback company will run the residence as a hotel of self-contained apartments: when arriving in your apartment for your holidays, your apartment is clean, the beds are made, there are towels in the bathrooms etc.
The leaseback company will maintain all apartments, furniture and equipment (repairs, replacement, etc) at no cost to the owner.
When the lease has expired the property will be returned to the owner in very good condition (apart from the "fair" wear & tear).

Charges:

The leaseback company will pay all the bills (water, electricity, heating, insurance, service charges, taxe d'habitation , ...).

The owner pays a part of the service charges fixed for the entire term of the lease at 20 euro / m2 / year (plus 10 euro /m2/year for any surface area with ceiling lower than 1,80 m).
The owner will also pay the taxe fonciere.


Booking your weeks:
The owner will be given priority on the choice of weeks (as long as booking forms are returned by the 30th of August for the winter season and by the 15th of February for the summer season).

For the option with rental income or the option with price reduction, the owner will have the possibility, for a fixed fee of 70 euro/week, to exchange his weeks for other weeks in other luxury developments (Tignes, Sainte-Foy, La Rosiere, Vallandry, Plagne Soleil, Saint-Martin-de-Belleville, Les Saisies, Les Menuires, Samoens, Les Carroz, Le Chinaillon, Les Houches, Montgenevre etc.)

The Cascades piste, a jewel in the crown. Imagine a run 14 kms long, an altitude drop of 1800m down into the village of Sixt Fer à Cheval, wonderful scenery, and never encounter one single ski lift! Start at the top of Les Grandes Platières. From Sixt, a free shuttle bus takes you to the main cable car in Samoëns.

The natural snow record at Flaine allows to open over a long period of time and guarantees excellent ski conditions throughout the season.

218 cannons top up the snow cover on the fragile slopes ensuring the best possible snow conditions throughout the season.

Pedestrians
The Grandes Platières cable car takes you from 1600 to 2500 m in only 12 minutes. Stepping out of the cabin, a magnificent view over the Mont Blanc will take you aback. Bar & restaurant with sun terrace at the top.

Flaine sits in a well protected bowl with a very good snow record, the highest lift, the ‘Grandes Platieres’ cable car takes skiers to an altitude of 2 480 m, Mont Blanc looks like it is within touching distance from this vantage point. From here, one is spoilt for choice with access to several black, red and blue runs, there is even a green run allowing beginners to experience the spectacular views at altitude. The Cascades blue run is a spectacular 14 km long blue run through the trees down to the pretty village of Sixt.

Access to Geneva airport is quick and easy, at only 48 miles it takes roughly just over an hour by car, if you don’t drive there are several coach services operating to and from the airport during the season. Flaine is a convenient family friendly resort with a good selection of shops, bars and restaurants. There are many activities in Flaine other than skiing such as car and quad racing tracks on ice, which are lots of fun. Snowmobiling and dog sledding are other popular persuits, there is a cinema, bowling alley, pool hall and indoor swimming pool.

The architecture of Flaine is famous, although it cannot be described as chocolate box it is the only ski resort in France listed as a historic monument. Constructed in the sixties by Eric Boissonnas & Marcel Breuer in the Bauhaus style of modern architecture, Flaine is free of traffic with a huge car park at the entrance to the resort. It manages to blend in to its surroundings at the foot of the ski slopes and many large outdoor sculptures by the likes of Picasso help to create a unique atmosphere.
